A major retail and dining expansion is taking shape along Route 611, as plans move forward to replace the former Regal Cinema site with a new mix of national stores and restaurants at Barn Plaza.
Developers have signed leases with six new businesses that will anchor the next phase of the plaza’s redevelopment, bringing a blend of home furnishings, fashion, and fast-casual and sit-down dining to the busy corridor. Among the confirmed additions are Pottery Barn, Williams-Sonoma, Sephora, Burton’s Grill & Bar, Shake Shack, and Just Salad. The new tenants will occupy three multi-tenant buildings totaling roughly 46,000 square feet, replacing the former 49,000-square-foot movie theater that was demolished over the holiday season.
The largest of the new tenants will be a 13,000-square-foot Pottery Barn, joined by a 6,000-square-foot Williams-Sonoma and a 5,000-square-foot Sephora. On the dining side, Burton’s Grill & Bar will feature 140 indoor seats, a 32-seat bar, and an outdoor patio with seating for an additional 75 guests. Shake Shack and Just Salad will add fast-casual options to the growing restaurant lineup at the plaza.
The cinema redevelopment is part of a broader, multi-million-dollar transformation of Barn Plaza, which is anchored by Whole Foods and Kohl’s.
Recent upgrades have included a redesigned facade, the opening of a new Barnes & Noble in September 2024, and a new Whole Foods store that debuted in early 2025.
Additional improvements planned for the site include new sidewalks along Route 611, upgraded lighting and landscaping, improved signage, and stormwater management enhancements to better connect the existing shopping center with the former cinema parcel, according to township documents.
“We’re very excited about the plan, and we think it’s really going to solidify the property and make it sustainable,” William Greimel, vice president of redevelopment for Brixmor Property Group, recently told township planners.
Barn Plaza is already home to a wide range of retailers and restaurants, including Gerhard’s Appliances, Douglas Jewelers, Piccolo Trattoria, Honeygrow, Chipotle, First Watch, Pure Barre, Mattress Firm and Club Pilates.
