Warminster unveils plans for new Five Ponds Golf Course clubhouse

Warminster Township supervisors got a first look at ambitious redevelopment plans for the Five Ponds Golf Course clubhouse during their Thursday meeting, with officials calling it a project that will elevate the township-owned course into a premier regional destination.

Mike Pence of Grat Architecture presented the two-story, 30,000-square-foot design, which will replace the aging existing building. The project includes a banquet hall, expanded dining facilities, golf simulators, and a modernized pro shop, all while keeping golf operations separate from event spaces.

“This is going to allow the golf course to compete with other courses for large weddings and special events,” said one supervisor, noting that revenues are expected to increase significantly. “The bar will be open year-round, the simulators will attract winter leagues, and the banquet space will finally give us what should have been here years ago.”

Key features of the design

The clubhouse will feature a central bar with indoor and outdoor seating overlooking the course, four golf simulators to allow for winter play, and a second-floor banquet hall with capacity for 280 guests. A bridal suite, pre-function gathering space, and outdoor decks are also included.

The pro shop will be larger and strategically placed near golf cart access, while cart drop-offs and new circulation paths are designed to improve safety by keeping carts away from the main parking lot.

Architectural renderings show a stone-sided, country-club style building with hipped roofs and extensive windows to highlight the course views.

Accessibility and compliance

The facility will be fully ADA compliant, with elevators, ramps, and accessible entrances. Officials stressed that although some design details remain under review, accessibility is a required element and will be integrated throughout the site.

Community and financial impact

Event planner Marley added that the building is intended to serve both golfers and the wider community, with year-round dining, live music, and flexible event space.

“This will be a place for residents and non-golfers alike to come and enjoy,” she said, highlighting opportunities for live music and private parties alongside golf programming.

Supervisors emphasized that the project will be funded through the golf course fund, not township taxes. “It’s not going to cost residents a dime,” one supervisor said. “It will pay for itself through increased revenues.”

The current clubhouse, built to residential standards decades ago, has reached the end of its useful life, officials said. Construction timelines have not yet been finalized, but township staff confirmed that engineering and permitting work is now underway.
