The West Rockhill Board of Supervisors Wednesday, June 18 held a conditional use hearing for a new FASTSIGNS store at 835 Lawn Avenue.
The proposal includes a 1,500-square-feet building on the 50,000-square-foot property previously occupied by a Univest bank, with 24 on-site parking spaces and three drive-thru lanes on the left side of the property.
FASTSIGNS is an international custom sign and visual solutions company. Franchise owner Steve described the proposed store as a smaller satellite location that will primarily handle sales, in contrast to the franchise’s main operation in Montgomeryville. The proposed hours of operation are 8 a.m. to 5 p.m, with an estimated two to three total employees, said Nave.
“It will be a relatively quiet operation,” said Nave. “We may have four-to-five people come through store, but most interaction is done via email or phone. Some people come to pick up signs.”
The board will vote on the application within 45 days.
Proposed housing development
Planning Commission Chair Chris Derstine reported on a newly-proposed 96-lot housing development on 163A Cathill Road by Orchards at West Rockhill. The proposal includes 32 single-homes, 36 townhomes and 28 twin homes, with access roads on Cathill Road and Quarry Road.
While the property has previously been plagued by arsenic contamination, new testing by the developer shows limited contamination hotspots, with most of the property below the legal contaminant limit, said Derstine. He added that the developer is “hopeful” that the hotspots will dissolve in the near future. The Planning Commission took no action as it awaits a formal plan.
Derstine additionally reported on a proposal by Select Properties to subdivide a 9.87-acre-lot at 118 Mountain View Road, carving out a five-acre vacant lot to construct a sewer pumping station. The proposal includes an emergency access road to Mountain View Road.
The Commission recommended preliminary final approval, but the board took no action on the proposal.
The board approved a request from the West Rockhill Historical Society to place a new shed next to the James Memorial Park Heritage House. The move allows the shed to remain on township property, with the Historical Society responsible for maintenance and upkeep.
