The East Rockhill Board of Supervisors Tuesday, Jan. 28 granted final approval to a new 24-single family home development at 809 Three Mile Run Road.
The move follows a settlement agreement between the township and the developer that halved the original proposal’s density and added road improvements and traffic calming on Three Mile Run Road. The project will also include a conservation easement at the rear of the property and concrete fencing at the front of the property.
Construction is slated to begin in a couple months, with site work completion expected by the end of the fall. The home prices are estimated at $800,000.
Open space policy
The board discussed a draft policy for the utilization of open space funds. The policy includes township-funded property appraisals for land preservation, part of a county-wide program that provides tax relief to landowners, primarily farmers, who commit to keeping their land undeveloped.
Supervisor Jim Nietupski criticized the free property appraisals, arguing that landowners need to “have skin in the game” to avoid abusing the program. But the remainder of the board disagreed, underscoring the importance of land preservation and the availability of funding for the appraisals.
The board is expected to adopt the policy at its next meeting.
The board also adopted a tax rebate program for volunteer firefighters to boost recruitment. The program was established by a 2016 state law and was enacted by Bucks County in 2023.
